Are you selling a $500K property or a $100K property. $10K of $500 isn't a big deal. I assume the contract stipulated the buyer has to get financing. On the other hand, you hired an agent, sounds like they priced the property a little high and that's why you haven't had any other offers. Most houses are selling within days and sometimes in hours with multiple offers. I'd say, either listen to your agent and take the offer or fire them and start all over.

While you stated they are a "nice couple" it sounds like they are going to be more trouble than they are worth based on the issues you are having with them. You need to train them now or they will be running all over you. If they were my tenant, I would send them a nice letter letting them know that if they are not happy living in your property that they are free to move with 30 or 60 days notice. They need to realize that "you" are the owner and they are the tenant. When I rent a car, I agree to abide by the contract I signed and if I don't like the contract I am free to go to another agency. They are trying to push a pet on you, deny access and sounds like other things. Don't put up with it.

I have found Zillow will help eliminate some of the applicants early on. However, I have had 3 applicants recently that had significant criminal records that Zillow did not disclose.

I predict this tenant will be a problem tenant in the future. You have set the expectations and she is training you and it should be just the opposite. You will need to be firm with her in the future and not let her get the best of you. Good luck.

Here in Georgia, you or a partner will need to show up at the courthouse with a cashiers check for the amount you plan on bidding. You might reach out to the attorney handling the foreclosure and ask what their procedure is. If one of the national auction companies is handling the auction they will be able to advise you. That is great information. Here is the worst of it:

I'm confused. She asked to rent back the property. Did she do verbally or in writing? If you don't have a lease, would she be considered a squatter? Have you told her that an eviction on her record would hinder her ability to get a mortgage or lease a property. I would record all conversations with her and try to get as much conversation in emails or texts. I would not wait until the end of the month. Sounds like she will need some nudging to move out. I would put a large FOR RENT sign in the front yard. If she takes it down, I would get a larger one and let her know that you expect it to stay up.

Look at their FB page and I bet you will find pictures of Fido on the parents or kids pages. The tenant had tried to deceive you and they will never be a problem in the future. I charge a $350 pet fee and at least $35 a month.

@Adrien Abundes I wasn't buying in Waynesville but it a popular area and I assume property values are up.
