It depends on what your end goal is.  How many properties do you want to end up with?
Borrowing money is useful to get leverage to get a bigger bang than what you can do yourself.
If you want to have 10+ houses, it will take a long time to get there doing it with only your funds.
It will take less time to get there if you take other people's money to help you.
Having said that, you have to realize that borrowing entails expenses and risk.  So, you have carefully 
balance growth and risk.

Personally, if you are building a business, I think you should look to acquire as many properties as you can as long as the numbers work out.

I believe agents will normally put in the sold price, even if it was cash.

If you have access to MLS (Any realtor does), you should be able to get the prices at which properties sold. At least, that is for residential properties. Are you looking a commercial properties?

This has nothing to do with anything except an excuse to get more revenue to the city.  It actually hurts the tenants since the landlord has to pay the expenses out of the rental income so they have to charge enough to cover it.  It it a regressive tax.

My biggest problem with enclosed garages is people want the same $/sqft value for the converted space.  I do not agree with that methodology so they are always overpriced to me.

You made a good point about permits.  I doubt most of them were built with property permits.

I live close to Custer and Renner.  There is a massive multi-use complex going up at Collins and Palisades.  It should raise property values significantly.  You can't go wrong in Richardson.

Michael Rake does all my legal work in Denton county.  He is a one man show so there are times he has to balance between multiple clients, but he is very direct and knowledgeable.  I highly recommend him.
