Not sure about Dave Ramsey specifically, but many people feel that financial advice gurus like him, Suzy Orman, etc just cater to those that are content to work a 9-5 and don't consider investing in other things like real estate as a way out of the rat race. I have found I can pick up a few things here or there but largely feel they miss the mark. Advising people to try and hit some magic retirement number is my biggest pet peeve. They should be teaching concepts of creating passive income instead in my opinion but that info isn't for the masses.

Agree with everyone for the most part - yet I still have decent deals that come about if you focus on motivated sellers. If you locate the motivated sellers, you will find a deal, even in Fishers. Looking at one this week actually. May not be the best for buy & hold (cashflow) but you'll have equity....and that's what is typical for a Class A area anyways.

I personally feel like the market will get hurt by job loss, but people that are looking to move to the suburbs for better schools for their kids, etc are still going to be in a position to do that and demand will remain high. Inner city, not so much due to the type of jobs available to lower income families.

Hey all - a group of my buddies are convening in Denver, and later Keystone for the next few days. Agree with Josh. Need 10th and Rural is a great place to invest right now. Map needs updated, Indy is gentrifying very quickly.
