Offline marketing is for making 1 deal right now with a ton of effort and no system in place for continuous lead generation.
THis is the mistake most investors make.
A ton of work to get a deal right ow. All that work is ONLY for that. THAT one deal. That work is not automatically continuously giving you more leads. So that is simply a WASTE of time and effort.
Now consider doing SEO, Setting up a killer website etc. etc. You do the work once, and you will continuously generate deals.
You need to step back and look at your business infrastructure and catch all the flaws and correct them. If you are not doing this you are winging it. Ad you will simply not get anywhere. Work smart, work calculated and efficient. ROI should not only be about money, but also work and fruits of said work's labor!
Forget offline marketing. Seriously forget it! I am not sayingyou can not make deals that way.. I am saying you do not WANT to make deals that way. You do not WANT THAT to be your lead source because you will NEVER beat a copetitor that does it the better way.
And I said it once,I said it before.. to make it, you should not be the top dog.. you should strive to be the ONLY dog! Crush your competitors no friggin mercy! I don't care how bad that sounds. There is no second place here. You are ranking 1 on Google or you simply Do not exist to sellers! Period!

@Chris Jackson Thanks! I've done quite a bit of offline marketing but havent really taken advantage of online marketing. Which it looks like you have. Do you have any recommendations on where to to start for that? i know i could do a google search. Just interested on your thoughts ;).

this thread was hilarious...I will say if your looking for a woman who has the same passion for you in real estate just start being active and provide value in real estate forums and groups. But don't go there looking! because women can sense when someone is thirsty :). Just be genuine and you and you never know what will come..I say this from experience because this is how I ended up dating a guy I met on a real estate forum. He was nice genuine and helpful and then we got to now each other on a personal level and clicked ;). just don't start marrying someone in your mind just because you both have the same interst and attration. Take it slow..

I don't think a hard money loan is a bad idea..if the deal makes sense. I don't see why you would refinance into a FHA loan. You could just refinance it with get a regular mortgage, you wouldn't need a down payment because you technically paid "cash" for it (the bank won't really know you got a hard money lender to fund your deal). If you get a good deal you can use the strategy that Brandon Turner mentions a lot on here. It's called the BRRR strategy. I've been doing some reading on it because this is a strategy I will start implementing soon.I have saved some of the links (see below) but definitely look at the article published on here to really get a good idea on how to execute the strategy well.
I don't see the need to do a hard money loan and then refinance into FHA. If anything house hack the property you use an FHA loan on (I plan on doing this with a multi-family property). And you can use the BRRR strategy on another property.
The possiblites are endless!!
