Outstanding question! Please allow me a sincere question as well: What would you hope to get out of such interactions? 

I am very interested in seeing where this discussion goes, as I'm on the other side. As a dude with a full-time W-2 job unrelated to real estate who is very interested in breaking into the multifamily space, I struggle with how and where to begin. At the same time, I am monumentally hyper-sensitive to "wasting" an experienced member's time and not being able to return something of value. With this in mind, I often wind up not reaching out to other BP members for fear that my message will be lumped into the bin with the others you've found to be less sincere. While I absolutely appreciate @Account Closed's point that "getting busy with work" is a potentially lame excuse, I empathize with being unable to always devote the time I'd like to real estate. Anxious to hear what folks like yourself would like to see from folks like me and how we could establish a mutually beneficial relationship when the experience scale is so unbalanced.

Thank you for your post. There is very little on BP regarding Voepel (the property management Bridge uses). Please keep us posted here as you go through your journey with Bridge and Voepel!

Thanks so much for documenting your experience; particularly as there is so little written here on BP about Voepel. 

Did Bridge give you the opportunity to pick the third-party inspector? Seems to be a conflict of interest if they choose.

With regard to the tenant placement: not sure I'm clear - are you saying that 100% of the first month's rent is gone? (50% to Voepel and 50% to Bridge??)

Am I reading this right? You get a 20% return every 4-5 months? So about a 60% annualized return?? I’d stick with that until that well runs dry!

And let me know if that builder needs anyone else to lend to him!!

I'm not sure I'm clear on why I need one of these. I found this website:

I don't operate a business, and can answer "no" to all the questions, but the last one seems a little vague by asking if I'm "involved" with an IRA.

Would you (or anyone!) mind expanding on it a little?
