Greeting BP!

I'm going to liquidate my standard, mutual fund Roth IRA and begin self-directing into notes. I've been researching SD-IRA custodians and the two that seem to come up most often are these, so I'm trying to choose. Does anyone have experience with one or both that they could share to help my decision? Customer service? Fees? Speed? etc...? If you don't want to post negatives here, please feel free to message me.

I'm afraid I can't offer any help regarding what you're trying to do. But I love Jupiter and have it at the top of places I'd like to retire in about ten years! I'll keep following this thread as purcahsing a property in Jupiter now, holding it as a rental, then moving into it down the road is something I might consider.

I'm interested in your thoughts on the best location for buy & hold SFR rentals in the NE San Antonio/Cibolo-ish area. Where do you think is the next up-and-coming area? My only specific requirements are 1) it cannot be in Bexar County (I want lower property taxes) and 2) it must be a reasonable drive to Randolph AFB. I'm thinking around 2,000 sqft and I'm open to new construction.

With respect to your mention of purchasing index funds - I assume I could do that with any excess funds and then liquidate those funds inside the LLC should some type of major expense come up? Would all this be done within a checkbook IRA? (I'm only barely getting smart on what that means)

Greetings BP gang!

I only discovered SD-IRAs recently and I'm trying to get smart on their potential. My wife and I each have about $57K in our respective Roth IRAs. We're interested in pulling all these funds and using them for real estate. I know we can pool these funds together to create an LLC, and I understand the arm's-length concept. My question is, once doing this, can we employ multiple strategies simultaneously within the same account? For example, of our pooled $114K, could I use $65K for a down payment on a SFR rental, another $20K for lending, another $20K for notes, and then keep $9K of reserves for any potential huge repair/expenditure for the property? What would this look like?

My primary concern is utilizing as much of the $114K as possible without having too much "sitting on the sidelines" and not growing.

Thoughts? @Linda Weygant, we spoke a couple months ago and you essentially turned me on to the idea! Could you please chime in?

Post: Why is net worth important for buy and hold investors? Or is it?

I keep hearing that net worth is very important. My particular strategy is to acquire buy and hold cash-flowing properties with at least some appreciation potential. As such, I'm not clear why the specific number of my net worth represents anything but bragging rights. Is this simply for future selling purposes/exit strategies? Why should I care about this particular number? Or should I? What does my net worth allow me to do? Can someone help me see what I'm missing?
