@Alex Pickrell this makes sense and I thought it may be the case with my RE agent. It's unfortunate because if she was ideal, we would have given her consistent business as we're looking to purchase our 2nd property 6 months after our 1st and so on/so forth. It's all good though.... I'll keep searching!! Thanks for the advice!

@Taylor Whylings Thank you! I'd love to know where you found your deal! I know I'm going to have to readjust my search criteria. I just think that my current budget will only get me in C-/D neighborhoods. Then I started questioning myself to see if I'm ok with that, but I REALLY don't think I am! So knowing that I think I need to either increase my budget or look in other areas! If it's ok I'd love to message you and pick your brain a little. It looks like you're in close proximity to me. Do you attend a local meet up? Thanks again!

@Greg Gaudet No, I haven't done direct mailings or been to a local meet up yet. I definitely plan on attending a meeting really soon. I've recently started driving by vacant properties and I pursued one. I contacted the owner and it looks like a decent opportunity, the neighborhood just doesn't seem that safe after all (from Google, observing things, etc). So I'm going to do more research on the area as well as others. Thank you for the advice!
