@Shiva Bhaskar thank you for your advice! Yes, NJ is very pricey. Especially with the higher taxes here. I'm in South Jersey but may wander out a bit to see what other markets have for me. In regards to my realtor, I thought maybe I'd work with her but now I'm thinking not so much. I can't jeopardize my success for the sake of being "nice". I'm sure she'll be ok and so will I. We just aren't meant for each other....LOL. Thanks again!

@Jay Helms ALL OF THE ABOVE! LOL...no, I have a couple of meet-ups on my calendar and will be attending them within the next few weeks. I'm sure I'll gain a lot of information from these as I continue to go.

@Sara Smalls New Jersey is very high priced. With the budget I'm comfortable with, C/D neighborhoods may be the best I can do. Unless I go further south, then that may work. Thanks for the info!

@Luciano A. @Matt Greer Thank you both for your input! I'm sure I'll get there soon. It's good to know that others have been where I am currently!  I'm going to try the "seller's agent" route or just continue looking for vacant properties. Hopefully I'll be posting my "first deal" info soon!
