@Stephen Kappre thank you for your advice! I think paying cash may be my only option at this point. I didn't realize it would be near impossible to take out a loan this small as my bank pre-approved me (for a higher amount) a while ago and this wasn't even mentioned. And my loan officer knew that it was a possibility I'd be purchasing a home for a smaller amount. Thanks again!

I put an offer in on a foreclosed home over 3 weeks ago and it was accepted. I signed the contract, provided by the seller's agent, shortly afterwards and submitted a good faith deposit. It's been 3 weeks and I STILL haven't received the signed contract back! I know dealing with state agencies can be challenging at times but.....what's the hold up?! Is this turnaround time normal? Has anyone dealt with NJ Housing Mortgage and Finance and been through a similar situation? I really want the house so I've been patiently waiting; however, I'm over it at this point and ready to move on. Not a positive example for purchasing my 1st investment property!

Hi all!  I'm in the process of purchasing an investment property in Camden. In my opinion, Camden is not a neighborhood, it's a city....and within this city there are some neighborhoods that are less safe than others. I wouldn't identify the entire city of Camden as being a "F neighborhood". From my search I've seen some decent neighborhoods in Camden (that I would probably rate as a C-) and decided to invest in these areas. Yes, there's crime there, but I wouldn't write off the entire city because of it. You can get some really good returns in Camden; however, be mindful that you will probably need to do some additional work. The homes there are older so budgeting for repairs may look different than in other areas. Also, tenant screening will be very important (as in most areas). Good luck on your search!!

Hi everyone! I have a 2 questions. 1) What is your opinion on getting a home inspection on an investment property (buy and hold) that is being sold as is? If you brought in your contractor to look it over would you still get a home inspection? 2) Any good referrals for a home inspector who does work in the Camden, NJ area? Thanks!
