I was wondering what type of tax implications lease option assignments bring? Is there a certain amount you can do a year before being labeled something like a trader? Is it just earned income?

@John Jackson When you say lease options and not sandwich leasing, what is the strategy you would use? This may sound stupid but I'm confused as to how a regular lease option makes money.

Thanks guys for the help, I really appreciate. Starting out can be so confusing. I've had a hard time asking myself should I start with private money, lease options, et cetera. So you're advice is extremely helpful and enlightening.

@Brian Gibbons I know different people have different ideas of a "pretty house." What do you consider a pretty house to be? Just the physical state of the house? The neighborhood as well?

@Bill Ham I am keeping my options for financing open so I am going to try lease options, but I don't want to limit myself to just that and would like to learn from others by partnering on some deals as well.

Thanks for bringing up the preservation issue @Andrew Schultz I hadn't thought of that. I'm definitely going to look into North and South Buffalo. Are there any specific neighborhoods you would suggest that I check out?
