Thanks guys,

Being my first open house I wasn't sure what was appropriate to reply to the broker, especially since some brokers/agents think that the term "investor" has a negative connotation. Next time I'll know it is ok to say that I am an investor that's just looking.

In order to gain some free experience on inspecting/walking through houses my girlfriend and I are beginning to attend open houses. We went to our first one today and the broker began asking us about if we had done our mortgage applications, et cetera. We said we are just starting to look at houses and gain experience on what to look for in homes. Should we just come out and say we are not interested in buying the house/ are beginning investors?

I was wondering if anyone knows of any good books that deal with understanding the structure/construction of single family homes. I am trying to learn what to look for in terms of repairs and gain a general understanding how homes are built (what goes into them, materials, etc).

I am starting a lease option assignment business with my girlfriend. I was wondering what would be a better way to start off? A sole proprietorship or a general partnership? I checked the county clerk's website and it says that they cost the same to file but I am leaning toward the partnership as you can have a legal partnership agreement in case anything happens between us. Is there also a legal agreement that we could make for a sole proprietorship as well?

I have another question: Last night I attended a Bigger Pockets get together and the SAFE Act was brought up and it was mentioned that as a safety measure, investors can only seller finance to other investors. I was wondering if this applies to lease options/lease option assignments?
