Dover is certainly in the path of progress as the Portsmouth market becomes even more expensive and continues to attract jobs etc. We're experiencing an even more robust period for the contractors than back in the '05, '06 boom and I think a lot of this is bolstered by the fact that real estate has become even more un-affordable to the general working folks, so a lot of people are expanding or renovating what they already have, hence the lack of available contractors. You may have some success with Thumbtack and Home Advisor, seeing as new firms will align themselves with these services as a way to build up their client base quickly. Hope this helps! 

l have a couple of decent private funding sources I can refer you to, so long as it's over $100k........

If you find you're unable to get something right away due to your credit or income situation, you may still be able to acquire your first place creatively via a lease/option, seller financing or buying a place 'subject-to' the existing financing, plus there's always hard or private money however either of the last two would require having 'take-out' financing lined up in advance, which might be a stumbling block. Equity partners is another thought.

Consider that the prospect of doing nothing and wondering 'what if?' is perhaps worse than dealing with the fear of taking action!

@Aja Leafe-Hall we do see two homes on one lot or a house with a separate cabin from time to time. For Air BNB I guess you guys should brainstorm what attributes are important to vacationers heading up this way, like privacy, views, cable/cell service, proximity to the ski areas or downtown, ease of approach road + driveway, ability to add sleeping #'s, shuttle to skiing etc. There are IRS stipulations on 1031 exchanges when it comes to how many days you can use it yourself, if a 1031 tax-deferred exchange might be something you'd want to do whenever you sell your place later on. I'm over here in the Loon/Waterville market so please don't hesitate to reach out if you need some insight..... I have sold 3 homes to folks doing STR and they have all had a good experience so far. Are you thinking houses, condos or multi's? I agree you should always buy with a plan B covered as well as back end resale taken into account up front...... :)
