Nice work so far, Matt! Certainly makes sense asset protection-wise to put each long-term-hold property into its own LLC and use another LLC for flipping if you end up doing any of that. Interestingly it's good to consider how your choice of entity impacts the following four things:
1) Legal protection
2) Your tax position
3) Ability to get financing/do a refi
4) Insurance cost/scope
......it's almost like you need your attorney, CPA, lender and insurance dude all together at the same table when deciding what type of entity to use for what investment strategy! Food for thought.

Kudos to you, Matt! I do agree with everything you said and it definitely takes tenacity and patience to overcome the initial inertia and gain some traction as an investor.
Having done 75 buy-sell deals 2003 thru 2010 and subsequently losing my entire portfolio 2008 thru 2013, I've been clawing my way back from a position of no cash whatsoever and remain deeply entrenched in the 'turnaround' via being a painting contractor, flipping the odd house here and there, and as an agent with Keller Williams (focused mostly on higher-end mountain properties). With the last house I flipped, a partner and I borrowed private funds at 12% to acquire and rehab the house, which was a starter home somewhat out in the sticks near me. I found the deal, was paid $35/hr to oversee the rehab, sold it as the Realtor on the back end and got 50% of the profit (which equated to $11k to me on the $129k sale, plus commission). Our rehab ended up costing $5k more than anticipated, which my partner kicked in and he also made the monthly payments. This was a deal that took no money out of my pocket whatsoever, BUT I had the relationship with both the partner and the private lender from previous deals. The using-none-of-your-own-funds can be done, but again might take some determination and having the right connections, which can take some time to develop!
