I was going to ask the same question as Stefanie! There are some great interviews in BP about the BRRR strategy if you are considering buying a multi. Our rental market is super-strong for the most part, less so in the more rural areas. We have some big college towns like Keene, Dartmouth and Plymouth etc. Residential market is very low on inventory generally, especially stuff within the first-time home buyer price bracket. Not easy to find deals over here, but possible with some vigorous shaking of the bushes! Go to the NHREIA meetings once a month in Manchester, they're great, in fact they have a bank owned property bus tour coming up, but it may already be sold out...... I'll defer to our lending gurus to better fill you in on that end of things, but certainly you should look for ones that are in the path of progress, have additional revenue sources (think storage, laundry etc), or potential therefor and/or have scope to add a bedroom or another unit to increase the income. Hopefully some of our lenders can chime in on this thread!

The window between you being the successful bidder at the auction and getting the new deed recorded is also important because the prior owner can file bankruptcy during that time...... many homeowners aren't aware of that, but if they happen to talk to a bankruptcy atty you can bet they'll learn about it! I believe IRS debt does not get extinguished by a foreclosure sale, correct, Ann?

Literally just minutes ago got a wholesale deal in Kingston, NH texted to me, send me a BP message if interested! R. :)

@Rick M. - Not sure which towns you're looking in around Rye, but surely you'd be best trying to get some larger multi's more up toward Rochester and Dover, which are in the path of progress from the seacoast, full of renters who can't afford to be in Portsmouth etc and you're more likely to get a building at a price that makes sense cash flow-wise?!
