Hi @Catie Lawrence! I am certainly happy to discuss the process & value of the license as I just went through it myself.

@Brad Uhlig was a good resource for me when I was trying to figure things out and see how a license can help (or not) with my investing. I am sure he would be receptive to you reaching out to him.

Hello, note investors. I have been studying note investing over the past several months through books (Jimmy Napier, Martin Saenz, Josh Andrews, Dave Van Horn, Gordon Moss, etc.), podcasts and BP forum posts. While all of these have been massively helpful, I am stuck when it comes to finding a good spreadsheet template for assessing tapes. I thought I heard Chris Seveney mention in an early podcast episode that he had posted some resources on the Good Deeds Note Investing site, but have been unable to locate them so far.

Does anyone have a template they are willing to share or know a place where I can download one? I am looking to start with a good baseline for practice & criteria refinement before I jump in with any bids. I would be happy to take something in bullet form and create my own if someone had that and did not feel comfortable sharing their template.

@Justin Greene I heard back from 3 separate lenders on Friday (including portfolio) and the W2 is not a requirement, though it remains the easiest and best way to show a steady income when starting out (if only I knew I wanted to invest in RE when my job burned me out!). The other ways suggested to me include income from rental properties or other investments.

This is a great question and one I am sure will stir up some debate. There are a few factors to include, such as cost of setting up the LLC (I am in Colorado where it is cheap and easy) and asset protection. One of the best benefits of having the LLC is asset protection; however, if you are just starting out and do not have substantial equity in a home or assets you would like to protect, the LLC may just be unnecessary overhead. I suggest sitting down with a good CPA to review your personal situation.

@William Albert You are in the right place to start! BiggerPockets is a great resource. One of the first things you'll want to do is learn the language of RE investing. There are a lot of great books and podcasts out there. You can then mix that in with meetups in your area.

@James Beckman I went with VanEd and am in the middle of the coursework now. It's all online. I liked that the price included a printed copy of course material (I go through a lot of highlighters!) and an option to speak to instructors during office hours. Hoping to finish within the next 2-3 weeks.

If your preference is in-person, Armbrust is a solid option. I've met a few realtors who found the quality of the classroom instruction to be great.

Still, I've met others who went with Kaplan & CO RE School and were happy.
