Searching for my first house and have a general question regarding down payments. Does it matter to the seller whether I put down 5% or 20%? For example, if all other conditions were the same and person A was willing to put down 5% of house and person B was willing to put down 20% of house would that have an impact on who the seller picks? 

@James Despopoulos welcome James! I’d start by joining the BRIEA for Broward. They used to have meet ups in person but have since transitioned to online because of covid. I know they actually have a zoom call tomorrow and I believe they have something every month. You can also look on Meetup.com for any in the area. If you happen to find any, let me know. @Duriel Taylor Hey Duriel- that is great advice I appreciate the feedback! I’m definitely not looking to get into any legal trouble, I’m hoping I can help some people get rid of their house and hopefully make a little bit of money while doing it. I’m going to take some time to read those statutes, but I’d love to connect and further discuss the topic!

I know the real estate market is crazy right now, especially in south Florida! With the possibility of the eviction moratorium coming to an end in the near future, I’m hoping there will be an influx of deals coming to the market towards the end of the year. Time will obviously tell but I’d rather prepare now ahead of time rather than wait until the opportunity has passed!

Hey @Kyle Chadwick - have you tried driving for dollars and looking for distressed properties that way? I'm from the area as well (currently living in Florida) and doing a direct mail campaign for distressed sellers in the area. Would love to connect and talk some more.
