I second @Leland Barrow and I grew up in the hillbilly lake town of Canyon Lake. He is spot on about where it is headed. I currently invest out there as well as New Braunfels.

Canyon Lake is prime for rentals. Others will disagree but that is where I am from. I flip, hold and do short term rentals in New Braunfels and Canyo Lake. There are a couple of multi family opportunities in that area as well. If you prefer the bigger cities, I would choose San Antonio. Rents are higher in certain areas but you must segment the market. S.A. is about to explode.....but so is Canyon Lake.

That is absolutely key. The only way to make money on new construction is finding cheap land. What I am trying to do is find a property with an Assett on it already. Example would be a house on 3 acres. I would rehab and sell the house with 1/4 acre for the amount I paid for the entire property. Now you have remainder property free to build on. Something along those lines.

@Mike Reynolds, I have a 4/4 that averaged $2,500/month. Summer was around $4,000/month. Winter texans were $1800/month. I hope that helps. Currently looking for another one.
