Hi @Keith Calichio, I'm also a newbie located in the Inland Empire. I specialize mostly in the repair/fix side of flips but hope to be putting in offers on properties soon. Anyways, good luck on your first flip and welcome to BP!

Hi @James Davis! Welcome to BP! I'm also a newbie in Southern California. It sounds like you have all your ducks in a row and that's a great head start in the game. I recommend searching the forums for your answers and I can almost guarantee you an experienced investor will comment on this post. Hi @Account Closed! Welcome to Biggerpockets.com. I'm also a newbie, but  in California and the amount of information on this site is worth more than any guru training seminar for real estate investing you'll go to and probably spend thousands of $$$$ at. First thing I did was ordered "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs". I can't wait to read them!

Great advice about looking for a hard money lender. @Bruce Silverman @Chase Maher

All good things to look for in a HML.

Awesome story @Nick Versetto!! At first, when I was reading your post I was thinking it was for a flip. But to see you got a 100% HML and turned it into a rental, that's amazing! Right now I'm looking for a flip but eventually want to do exactly what you did and increase my monthly cash flow with some rentals.

Great job @Todd S.!!!! Your flip was done very tastefully. I believe the trick is to appeal to the masses for a quick resale. I hope to start my first flip soon, your post was inspiring.

Hi, my name is Nick Steinkraus and I live in Southern California. I came into real estate by the finish carpentry business I operate, and was hired by an investor to renovate their homes. I soon became intrigued by what they do and wanted to get involved, this led me to do some researching. I then came across BiggerPockets.com and I'm pretty sure I found my answer to all my questions!

I've been scanning biggerpockets.com for the last week and I'm finding a lot of interesting threads/discussions that are bringing even more thoughts and questions mind, not to mention the helpful emails everyday with new opportunities and information to keep everyone updated. I'm very excited to have found this site and can't wait to use it to its full potential.

The goal for myself here is to start interacting and networking so I can educate myself more in the business of real estate. In the somewhat near future I plan to use this learning experience and information to flip my own houses and give back my newfound experience to the place I acquired it from. I look forward to connecting with other people who share the same interests and welcome any questions or recommendations to help me get started.

God Bless,

Nick Steinkraus
