@Jonathan Hernandez I really think it could go both ways depending on the numbers.  I would also confirm both the value of your property once the kitchen is renovated and the rental amount.  Zillow is not always accurate and I wouldn't depend solely on what the mortgage company says your house is worth.  I'm here in NWI and would be more than willing to chat with you.  Take care!

@Greg Dickerson Thanks so much for your input!  And I agree, the proforma is just one aspect of development.  There are many moving pieces, but that's actually one of things that draws me to it.  Again, thanks!!

Hello BP!!  I'm looking at undertaking a townhome development in one of my neighboring cities.  Does anyone have a single family housing development proforma template that they'd be willing to share?  Thanks!!!

@Benoit Cadot Along with all the great areas mentioned above already, you may want to consider Northwest Indiana.  Good cash flow, stable rental base and cheaper taxes.  And from cities like Hammond and East Chicago, you can get to downtown in 30 minutes.  Feel free to reach out if I can ever be of any assistance.
