@Amber C. I’d recommend going to meet ups or REI related classes. I like to know my mentors on a personal level. They have to be my kind of crazy which I find is hard to sync with. I wouldn’t recommend jumping on the first opportunity you see right a way. Remember, youre letting someone into your inner circle to teach you and to take care of you. This makes you susceptible for manipulation.

@Derrick Burtle You should stop wasting your time and someone else’s time, get licensed. 15k isn’t a big drop, especially in your situation. It sounds like your agent is complaining about a small commission check. Seriously, get licensed and you should never have this problem with a buyer agent again.

Essentially, you want the property to pay for itself, including the mortgage. Your mortgage interest can be deductible on your taxes too.

If you're going to build multi-families, why not build commercial?  Food for thought.

If you want to get exotic. Wetland Mitigation Bank. Save the planet while encouraging development.  Buy undesirable wetlands, marshes, and DEC protected lands that could be sold for pennies on the dollar.  Then create additional wetlands to the existing wetland using a team of Biologists and Ecologists, the newly developed wetland acreage can be used as government credits. Trade the credits to the developers for cash. They get to build, you make money and you get positive PR for building a sensitive environment. 

There's a lot more to it, that's just the general idea.

Could you ask someone in your COI if you could partner with them to buy a duplex? You do the work, they put up the capital. I asked my family and used credit cards. It's not the prettiest way but it got me into a duplex, make sure you refi out so you can pay your credit cards. 

You could try to find brokers in your board who sell investment properties and join their brokerage.

Do you have good credit? Could you take out a credit card and use that as an "in case of emergency card"?
