All the hysterical protestations and declarations of extraordinary personal integrity here seem a bit overdone here, don't they? Is this a real estate forum or a seminary ethics discussion group? The investors doth protest too much, methinks...you can all stop clutching at your pearls and insisting you have never deviated once in your life from the path of the righteous man.

Jeez, yeah you're right. There's a lot of companies out there that force my hand to buy from them. Would you be willing to JV with a partner who doesn't have integrity or would make you sacrifice your integrity?

@Brian Tran You’re going to get played by contractors, bottom line. We’ve all been messed around with one way or another. Learn from your mistakes and that should help you from being played again. I had a 10k plumbing problem I had paid for, just to rip it all out because it wasn’t up to code. What did I learn? Plumbing. Never again will I have some sap do that again to me. Think of a contractor like a girlfriend. 90% of them you’ll dump but the good ones you keep forever!

@Greg Stetz Are you sure you don’t want to sell houses? I knew a teacher by day RE agent by evening and she sold 20 houses her first 6 months licensed. I think you should give sales a chance, at least don’t neglect the opportunity to open another income stream aside from teaching and investing. You’re a teacher, you know every family, child, parent, grandparents and they all know you. Half of an agent’s job is to know everyone and everyone know them, you already did that.

@Perry Rinato I got licensed right out of college, own two rentals, and do RE as my full time job. Be prepared to be let down your first 3 years of sales. It’s going to be hard, you’re going to be broke, and you’ll be frustrated so often you’ll wish you hadn’t signed up. But then, one day, everything will click. You’ll go 0 to 100 in a blink of an eye and you’ll be happy you went through the pain. We all go through the gauntlet starting out, I think it’s the industry’s way of weeding out the bad agents. Figure out how to separate yourself from those who do sales for decades. (My favorite agents are those who have done it twice as long as I’ve been alive) Don’t waste your time getting a loan, self employed people have to wait 2 years before being eligible to apply. If you need a shoulder to cry on, your wife is a great support, I use mine for that and to pay our bills. Be humble, anyone can replace you and EVERYONE HATES AN ARROGANT NEW AGENT! @Alyssa Kroeker I am a realtor who does this for both tenants and landlords. I make the tenants pay if they need my help and I make the landlords pay if they us me. I charge a flat rate for tenants and a percentage for the landlords.

@Maria Amaro I’d make them buy the house, a deal is a deal and they are under contract. I wouldn’t rent to them either, if they are messing around now whats stopping them from messing with you as renters? Cancel the deal, return their deposit, fire your agent, and start over.
