I agree. I’m a bit north of you in Lamar, Mo. 2020 was a great investment year for me. This year I have been focused on stabilizing the 9 doors I bought last year, other wise I would continue to buy.

I invest rural around Joplin. I’d be happy to chat with someone interested in the area.

@Levi Mitchell, I'm in Southwest Mo. Not far from Joplin. I started investing this year, but have not focused on college rentals yet. In the future I plan on looking at Joplin and and Pittsburg, KS. I didn't figure it was the right time jump into student housing with so much volatility in the classroom due to covid. I've had more deals in my local rural market than I can Buy/Reno anyway. I have 10 doors at the moment, and will probably focus on the current projects before going on another buying spree.
