Yes, sign a listing agreement with a seller, then bring that lead to cash buyers on the MLS, and get paid a commission.

1. Call any "we buy houses" bandit signs you see. Those will be wholesalers. 

2. Google "how do I sell my house fast in X". There will be pages of wholesaler websites. 

3. Look for local facebook groups, they will be full of wholesalers. 

4. Buy a property using cash. They will find you.

Liquidating deals is what a wholesaler does. 

If a house flipper gets in a situation where the flip becomes too much and needs to liquidate, generally the only way out is to lose money and learn a valuable lesson.

Most wholesalers will sign a contract first before finding a buyer. 

If you're only trying to sell to one buyer you're going to have trouble. You need to to get your deal to many buyers. Different buyers have different criteria, you'd lose a lot of deals that could have been sold using that strategy.

Unless I’m reading this wrong option 1 has the same coverage, a lower hurricane deductible for the same price. Go with that one.

If land doesn't sell on market, it's going to be even more difficult to sell off market.

If an investor doesn't know enough about real estate to navigate through a purchase, that investor probably isn't ready to buy a property as an investment. We should all be using Option B or C. 

Unfortunately the first time/inexperienced retail buyers who actually need a buyer's agent, are the ones who most likely won't be able to afford one.

Way too much risk for not enough upside. If something bad happens you will be getting sued along with your tenant.

The headlines I'm seeing and the support of this ridiculous lawsuit prove how little the general public understands about the real estate transaction. As you stated commissions have always been negotiable, this doesn't change that. 

The group the will be hurt the most is buyers, especially low income buyers. If they can't afford to pay a broker they're going to have to go into the transaction unrepresented. What buyer agent is going to work for free? Is the listing agent going to have their best interests in mind? 

The lawyers who brought the class action lawsuit are the only ones who will benefit from this. Speaking of which, maybe there should be a class action lawsuit against ambulance chasing lawyers that are scalping 30-60% of a client's settlements.

This is a personal decision. It really depends on your risk tolerance. Some investors cringe at the thought of getting a loan, which they call debt, while others cringe at the thought of spending a dime of their own money, and finance 100% of the property, which they call leverage.

And then there's plenty of us in between the 2 extremes. So which camp are you in?
