There are also a few places like Listsource, propstream, propelio, property radar etc where you can go and get lists  at scale.

I talk to investors on a daily basis and most are going to Listsource or propstsream to a source the list of properties based on whatever their sweet spot or criteria are. They would then skip trace it to get the contact information for those owners. A good skip trace will produce quality numbers, emails, mailing addresses and other background information to determine if you should reach out to relatives.

From there you can text, call, mail, email, and/or social ads to get in front of these prospects.

Hey guys, I came across the thread and figured I'd throw in some resources. I see investors getting into the foreclosure niche. One quick tool you can check out is foreclosuresdaily.com. I'm not affiliated but they have great data reportedly. something to check out.

As for skip tracing, they can come a dime a dozen. Great questions to ask are where do they get their data -- is it just scraped from the internet or source at the credit bureau level. You also want to ask about recency of the numbers, whether they identify if its a mobile number or not and how quickly they get it back to you.

From there, you can call, text, mail, email and even run social ads to get in front of those prospects. A lot of folks are manually calling or texting then getting a VA or software to do it for them after they've gotten a hang of it.

Great point Braden. I think this rule change and the number filtering is why we've moved to having individual texting accounts within our broader platform.

I think Propstream has been super focused on sourcing data and so finding property data is a strong point for them. I've heard from clients of both that when it comes to skip tracing, the data is not as fresh. Ping me and I can share more about our skip tracing tool

Hi @Jef A. I can generally speak to texting and compliance. There are two things to consider when it comes to cold texting. 

1. You will need to be making an offer to purchase something from the person you are texting. This is the only way to be compliant with cold texting. 

2. You can't use an auto-dialer. You have to use a system where it's one click to send one message. You can request a legal opinion letter from any texting company you decide to use. If they are operating compliantly they should be able to produce one.

If you are texting manually, you can use this as a loose guide.

As a low cost addition to calling, I'd recommend even manually texting your list. You can get in front of people quickly and often get a quick reply as well to determine who is interested and who's not. The ones that are interested you can simply jump on a call with them.

Listsource is an OG and a lot of investors rely on them over the years. I can see how Propstream would be attractive because its budget friendly. The one thing I've found with Propstream is that their skip trace data isn't always fresh.

Some alternatives to throw into the mix here are Successor Data, Rebogateway, Property Radar and Propelio. If you are looking at commercial data, I'd suggest Costar and Reonomy.

Hey @Ben Edgington, There's a bit of sourcing that will need to happen first to develop a wholesale prospect.

Curtis already shared propstream. There are a few other locations you can check out. They are:

  • Listsource
  • Propelio
  • Property Radar
  • ReboGateway
  • Reonomy
  • Successor Data

The idea here is that you'd go to one of these sites to purchase a list based on whatever criteria you are looking for. You'd have to consider the cost to acquire that list which could range from 3 -20 cents. You would then have to consider the cost to skip trace the list. This is just like a background search where you take use the property address to find the contact information for the owner. This will usually come back with data for you to call, text, email, or mail

You can either pay to use marketing tools/service providers to get in front of these owners or you could do it manually yourself.

There's also free (or relatively inexpensive) options. Curtis alluded to driving for dollars. There are some references to Craigslist and Zillow as well. 

You get out what you put in. You are in the right place though. Go through the podcasts, forums etc and just dive in.

Great information here. You can get quality (credit bureau level) skip tracing for 15 cents per record. Shared not to self promote but to provide an alternative to 50cents skip tracing.
