It protects you and always helps for those bad scenarios that can occur. 

We talked to them and all the upfront fees scared us off, just seems a little odd. 

Find your niche. look at the various ways of money making in real estate and focus on one as your expertise. As you grow in one area you will continue to grow in others. Start to share your knowledge and insight with others on here and at meetings and you will attract someone who needs what your good at. It takes time but the knowledge will get you there. 

Action steps for me in your position would be; 

1. add a profile picture 

2. make my account a pro account for credibility and ability to market in the marketplace 

3. post on bigger pockets 25 times a day for a month straight 

4. check out my house deals . com 

5. start going to real estate meetings from meet up . com
