We use MLS for acquisitions and have used some auction sites. Most markets will vary on whats available. Have you checked auction . com or Hubzu?

If you have a process you could just charge to manage the "active turnkey process" so you could use the 3 properties you have as a portfolio of example deals you have done and start doing all you can to market to investors that may be interested in your market also as a buy and hold. You manage the process of acquiring and renovating then manage the property for them. Charge your management fee and repeat over and over.
