Network as much as you can meet anyone in your market and start trying to retain as much knowledge as possible. As you explore other area of RE you will start to find what you may feel could be your niche and you can focus on that but it will take time. Be patient and put in the work. 

Post your deals on a site called "my house deals . com" they usually have a pretty good amount of buys that are looking for deals. I have done deals off that site. 

Fix and flips cause we knew we didn't see a process that worked and was consistent so we have been trying to refine that process. 

I am familiar with Valparaiso I like the long term vision for the community and how popular the area is. What type of buy and hold are you looking at?

Could always head down to the city and venture to get probate or divorce leads. Many investors have success with that here in the Midwest.
