Networking is going to be key starting out. Start meeting anyone and everyone in your market and see where your niche is gone be then you will see what you can focus on. What type of leads? 

We use a google sheet and we adapted a proforma that evaluates deals. So you input the numbers on a few key items and it will show you the best option. Have you ever used google sheets? 

Most will have a pretty in depth process of getting approved. What area are you looking or are you open to a bank anywhere? Have you considered hard money? 

Be sure to post in the Marketplace here with possible deals and also checkout a site called my "house deals . com" I have used their buyers list to make some great connections!
