Most lenders won't refinance a mortgage they issued in the last 120-180 days, so you may have to shop for a new lender. But you can refinance and get sometimes even 60-80% situation depending.

How are things going here into the new year? You can always pair your 12,000 with hard money. We have had investors use 10-15k on deals before.

Just looking at the site and the numbers for my market which is Northweest Indiana it just doesn't seem like any would work for an investment. But again they don't show addresses unless you pay. Are you looking for properties for flips or rentals?
