Hi Sean, it is a great community and lots of info. Get involved start a blog etc. I joined and was not very involved with the community. Just logged on now and then.

I have had about 300 views of my blog this week and loads of great bits of advice etc.

Remember we learn from mistakes,learn from mine get involved today.

Welcome to the site. As you say the pod casts are great. It's good to get a lifetimes worth of knowledge off somebody in only an hour or so.

if you can afford to buy rental properties you should consider it.  If you can add on management costs then you should do it.

Go and speak to a realtor explain your situation and see how much a hands off investment will really cost you.

If the figures work right now go for it, if not wait.

I think the US market is a great place to invest. I think you need to consult a specialist in the area you intend to invest in.

I wouldn't get put off with the LLC issue. Pick an area to invest in first, then worry about the details

I think it's important everybody knows what you are doing. By this I mean investing in real estate. It's unfortunate but true that money comes after you are successful.

Let me give you an example from my own experience. Seems my week for sharing my embarrassing experiences on here and on my blog lol.

I tried network marketing for an energy company in the UK and I worked my *** off and did crap. It was only when I reviewed why this was happening I realised why. I was pushing it down people's throats consciously selling.

I had four rental properties in the UK and family and friends respected this. When I mentioned I needed 15k to get started in the states to somebody at work they said I'll lend it you.  This came as a complete shock. When I asked why they said "everybody knows you invest in property you love property and your going to do very well from it, we trust you."

That's what you need to do let people know you are looking for funds, find them.  If it means only braking even on your first deal that's fine.  Get the track record, document it. Have pictures of a refurb and brake down of your returns.

What is it they say? Build it and they will come.

I would say it depends what you want it for. Are you wanting to sell other people's houses for them or just access information?

If you just want to pull comes a realtor can do this for you
