Yes, It's possible @Karla Barbacena but not for condominiums. Rental apartments and rehabs will do but you need to be in a pretty good location. There will be a criteria to generate good returns. The properties I handle get as much as 15-20% ROi. When buying I make sure my calculations get 2% ratio.

Has anyone borrowed money from overseas investor/lender backed by insurance bond to secure the loan?

Thanks for sharing your experience, I too have purchased 2 condo units here in Philippines but the numbers are not good so I decided to sell it and immediately get the appreciation value you are talking about. 

Cash flow is important. More important if you're planning for expansion. 

Right now, I'm doing multiple apartment units that have 1-2% rates. You just need to do hard work in looking properties that have easy access in transportation.

@Jenny Moore, I think craigslist still work yet you have to need someone do it for you manually if it's really time consuming, if you need help on that, let me know. Do you use or have facebook groups in your area? I see it effective and you can do multiple postings in different groups.

@Chrissy Parsons, good point there, what I know is that you have to create a marketing material to funnel those target sellers by identifying there pains and future plans as for absentee owner. If you can create a copy where they will be the one who will contact you in the first place.

@Monica Kovalsky, there's a lot of Project Management Software you can use online, on prominent is Basecamp but there's a lot of new free software coming out there to manage daily tasks. One is Project Zoho. I personally like Trello since it's free and you can just drag things out.
