Hello it appears we have the same goals financial freedom and time to spend with future children. Both my husband and I are real estate agents as well as investors. Move out inspection with the tenant is vital as well as a move in inspection. In California it is required that we ask the tenant if they would like to partake in an initial moveout inspection prior to the final move out.
Perhaps an initial inspection 2weeks before final may lighten the load. You can point out the issues at hand at the Initial inspection which gives them time to fix the issues if they would like more deposit back. Then at the final inspection they are aware of the issues.
Also I don't know if this is national but if in California if we don't give a notice of inspection in lieu of asking if they would like to partake. A savvy tenant can sue and receive all deposit back regardless of the condition of the apartment.

All thou you have a pm u have to set expectations goals and standards for the pm to meet. Being the devils advocate the problem is communication between you as the owner , pm, and tenants. The PM cannot read your mind as to what you need. The neighbors need to direct these comments to the pm not you because that is the PMs job. If you hire another pm without you yourself changing your expectations as an owner you will run into the same problems.

I do also believe it is your area choice. Yes Pasadena is expensive but if you widen your search a bit you will have more luck. If you span to even areas such as Monrovia, la Canada, tujunga and also San Dimas along the 210 you may have a little more luck. I know Burbank is nice aswell. I would also consider short sales and foreclosures and even creative financing and the will to rehab. If u get a ugly duckling for a cheaper price get a rehab loan you are winning. Some times the gold is in the work it takes

Looks like repairs was the kicker Perhaps selling it as it was with cosmetic makeup would have helped or selling it to a more experienced investor would have worked as well. We don't have to fix a house back to mint condition.

You have to be extremely careful there are fair housing laws in place in California and we are a tenant rights state. It is illegal you can be sued or fined

the agent can be your friend. If you of course are dealing with an agent of integrity, honesty and trust. My goal is always to make my clients happy. If my goal was anything else this career path would not be worth it

He didn't say he ONLY had 300.00. He said what is the best use for 300.00 bandit signs or post cards...
We are a community of helping others not a place to slander anyone. As investors we should have a good listening ear and not just look at things face value.
I would say bandit signs .. in LA we drive often and signs are a great.
