Hi All,

I am interested in adding a tax delinquent list to my direct mail campaign. 

I am in the Bay Area, and went down to the Alameda County Treasurer to learn more. I was told that the list would cost $450 (flat fee rather than per parcel, which was off-putting). They could not tell me how many names would be on the list, and I cannot do any filtering of any kind. 

Would you still be interested in obtaining this list, or would these factors put you off? Any ideas for other ways to obtain the list?

In 2006-2008 the trunk lines for Water and Sewer were installed down Bryon Road, so this land now has access to public water and sewer.

Prior to that the 65 parcels in this old subdivision from the 1940's was only on septic and well. Now this land can be developed into homes as it is now part of the City of Tracy.

Studies that were done:

1. Phase One and Two Environmental

2. Bio Report

3. Market Feasibility Study

4. Engineering proposal cost estimate from the same engineering company.

5. Proposed Engineering for 32-26 homes.

Purchase Price: $1,495,000

I am at a point where I can increase my marketing budget by about $1,000/mo.

I can either begin another direct mail campaign to a new type of list (OOS Absentee, etc) or put the money towards a far more agressive Google AdWords campaign than my current one.

Based on your experiences, where do you see bigger lifts?

Hi all,

A lead from my foreclosure list called me with some inquiries, and explained that he is looking for someone to buy his house cash and then lease option to him. He was unable to give me his mortgage balance, but says he is $200k behind in payments.

Is there a potential to buy using a hard money lender, and then lease option the home back to him? The house has a market value of just over 1 million so I doubt I would be approved to refinance to a conventional mortgage.

Any other strategies that could allow this to be a deal?
