Hi All,

I have a great MLS deal in Sacramento that I would normally get under contract and assign myself, but the LA told me he does not ever accept assignments. Therefore, I have no recourse as a wholesaler, but being a Realtor as well, I'd like to hand this deal to a buyer and represent them.

Can I post this in the forums as an opportunity for Bay Area investors, or may I only post in the Marketplace?

I have ran into this other times as well, so I'd love to clarify!

AWESOME flip in Sacramento! Normally, I would get this under contract myself, and assign it, but the LA told me he doesn't ever take assignments. I'd love to represent someone on this deal! The agent has assured me we can get it under contract at $115,000

ARV: $190,000

Repairs: $18,000

Purchase Price: $115,000

@Account Closed Gotcha. So an investor who did not have their license would have no recourse? Seems like investors would be throwing away a lot of deals that way if they were mailing to Pre-Foreclosure lists

Hi all,

I currently work in acquisitions on the MLS side for a Rehabbing company.

Being the MLS, it was quite simple. I only sent offers to extremely distressed properties based on provided pictures.

My question has to do with direct mailing to Pre-Foreclosures. We cannot assume that ALL Pre-Foreclosures are going to be distressed homes, can we? The only certainty is that the home is in the process of being foreclosed, not that it is a distressed property that has value-add opportunity.

How would a wholesaler do a deal with a Pre-Foreclosure that is in great shape? Would it become more of a standard residential sale at that point? 

Any help on this is GREATLY appreciated. I can't seem to grasp the concept for this scenario.

Calling all Kalamazoo/Southwest Michigan buy and hold investors!

Who do you trust to manage your Kalamazoo properties? I'm currently interviewing companies using the BP property management interview worksheet, but would always love to hear a testimonial from an actual user.

So far, AIM Corporation, Icon Properties, and HMS Companies have been impressive.

Hello all, I'm wondering if there is a BP jobs board (although I think I'd have heard of it now)?

Where would BP members generally go to post a position if they needed to say expand their flipping, wholesaling, etc business?

I am in the Bay Area and would love to join a team that needs help. So far, all I have found to this end is Craigslist.

Thanks, all. I guess the key for me will be to get an appraisal beforehand and buy for at least 20% under that figure. I am not looking to use sweat equity or do much rehab in order to create the value that will allow me to cashout refinance.
