I'm like to do my first deal and I'm not thrilled with the idea of wholesaling, but if necessary I will. I an more interested in flipping. That being said, is winter a very good time to venture down that road as a newbie?

Congrats Nate! I wish I would have started out at 22. You're making a smart decision!
Daniel's right about a 203k. It's a super cool program. The only thing to keep in mind is that you must be the primary resident. If you're ok with moving in to it...You're golden!

I'm new to the business and would like some local direction. I've take some classes through a company that offer mentors, but they aren't local. I learn better OJT, not by just reading it in a book.
I'm also in process of establishing my team. I need to find a good real estate attorney and a good accountant.
