there are maybe 2 good parts of this town and mines not in the most upscale but its better than downtown. there are NO rentals especially single family in nicer homes and neighborhoods because the taxes here are very high.

she DID try to offer 9000 for the year and I said no it's 10800. so she agreed to pay 9000 now and 900 each month for the last month's of the lease. also for whoever was talking about market rents its hard when you dont know my area. all of the rentals are dumps. it's terrible. very poor area. small area. drugs have ravaged the town. yes I'm moving asap. my house is in a good neighborhood with 3-4 bedrooms and minimal sex offenders near by. so it does attract families etc. the good rentals are always taken because of the long term tenants.

You definitely should be spending much energy on finding the correct tenants. You would rather insult people than give actual advice. You waste your time doing that and I'll use my time as I see fit. Have a great day!

unfortunately in the area homes the same size as mine are going for 750-800 however theyre less nice so we are currently at 900 per month. Rents for 2 bedrooms are 600-650 right now. mines a 3-4.

Either way works for me. I wasnt planning to touch any of the money it was all going into a savings account to be pulled each month only. I do understand that people have obviously had this hurt them in the long run.

and i did not advertise first come first serve. I took 5 people for viewings and upon learning 2 of the first were very qualified I took my ad down. Then I told tenants first come first serve especially since #5 told me they couldn't have any peeling paint because section 8 won't allow it and also has her 18 year old son whose on disability living with her and brought a known drug addict to the showing....I used first come first serve to protect me from tenant #5.

Thomas s. that was very rude to say you guess that I'm not qualified to be a landlord. I did not ask for input on my landlording skills. I did say in above post if you had bothered to read that I've read my state tenant laws. Twice now actually. I just read Brandon's book on rental properties not long ago and it said a GOOD WAY to decrease risk of discrimination being an issue to take first come first serve (by qualification of course) as I stated in my earlier post. Therefore the first QUALIFIED person is who gets the home. I got rental applications from everyone over 18 with references work history and landlord references. Please do not come here to criticize my landlording skills. I asked simply if this would violate the laws. She Is not bribing me by the way, she saw my ad online before I took it down and asked my sister as soon as she got her settlement. Thanks for those who gave actual advise. I have studied this EXTENSIVELY for 2 years before jumping into landlording or investing.

perhaps I should have elaborated. I already screened. she has worked the same job for 2 years and recently got a comp settlement from years ago. she wants to pay her bills ahead so she doesn't have to worry about them but is still working bringing in a paycheck. I definitely would never accept a tenant JUST because of the way they pay if they're bad tenants. She has no criminal history and doesn't smoke nor does she have pets. I do appreciate the advise though because some people may not think of these things. I live in a very small town..population 3000 so word gets around quickly about people as well.

like I said this deal isnt really making me money it gives me a small extra amount I plan to keep in savings for cap ex etc. although the house shouldnt need anything anytime soon.
