I am renting out my large single family home and have chosen a tenant by application etc. She was contacted on friday about this. She stated she will return a call on Monday to set up deposit etc. She wanted to give deposit day of viewing however we had others showings set up and explained the application process to her. Now here it is monday evening and I have not heard from her. I'm sad to say to me, this seems like she isnt very serious and will her rent also be late? I know its been just one day however we had to call her twice to even tell her she was accepted. Should I move on?

It recently came up on a post from a friend on facebook. A tenant vacated a property after notifying the landlord of this 30 days in advance as required by agreement. When she did not come on that date he changed the locks preparing for the next tenant, but left her things untouched. Some are arguing that he has to "evict" her even though she gave notice. From my understanding, this is not true however he has to hold her things "for a reasonable amount of time" which is usually 30 days or so. He can even move it to storage after taking photos of course and charge said tenant for storage fees. However, someone on said post said he won in court and the landlord had to evict him. This doesnt seem correct so for future reference I am coming to the experts!!!
Also, local facebook discussions is a GREAT way to know who NOT TO RENT TO i'm finding out!

I know where Brockport is! I have village county town and school and it's about 3500. My lot is fairly small and somehow with the reassessment my taxes didn't go up. We still have aluminum siding as well which helps. I cant wait to get out of this expensive state!

Zach we do monthly inspections with 24 hours notice as required by state law its a term on every lease. we do not go at the same time each month or even every single month but they know that we could.

Kevin Brown I planned on a year lease the whole time. I just was planning to put it into savings so that I could pay the mortgage each month. I think I'm sticking with the original person I was planning to choose anyway just to make things less complicated. She will be on a lease.
