@Kevin McGaughey Welcome to BP. This is such a supportive and educational community. There are so many people filled with knowledge that are willing to answer questions and provide input and feedback on various real estate topics. Like mentioned above, you will truly benefit from getting plugged in (i.e., podcasts, forums, webinars). Wishing you well in your investing.

@Rich Lennon Thanks for the feedback! Have you purchased foreclosures in RVA to wholesale (of course doing a double close) using an agent? If so, any recommendations on the process? I was looking at one potentially but was a little nervous about the process. I was thinking of using Fresh Start as the agent.

I've heard agents at Fresh Start Realty are investor friendly. Has anyone used them before in RVA?

Hey @Ashley Abramson, I enjoy listening to the podcasts as well. So much to learn! Here are a few of my favorites...so far!
#92, #160 w/Stephanie Marshall, #158 w/ Jeff, #165 w/Natali Morris, #116 w/ Nasar Elarabi, #9 w/ Ann Bellamy, #12 w/ Sharon Vornholt, and #113 w/ Jay Papasan.
As a new investor I'm trying to listen to as much as I can. I recently finished listening to a book titled Wholesaling Real Estate: A Beginnner's Guide by Brent Driscoll. My next audiobook is The One Thing by Gary Keller w/ Jay Papasan, and then The Book on No and Low Money Down by @Brandon Turner.

Thanks @Tom S. for sharing. I've wondered about that. Has anyone ever used Hard Money lending or transactional funding to close a REO deal? If so, did you have issues with the Proof of Funding letter? Does anyone have any transactional funding companies that they have worked with and would recommend?

Hi @Martine Jackson, were you able to find a good inspector for your property? Were they helpful? If not, I do have a name of a contractor who is also an inspector in RVA. They say they've done a lot of work for Coldwell Banker in RVA. I've never used them, but may be someone you could research and speak to, to decide if they may be helpful.

@Devan Mcclish thanks for sharing your flip experience. Very helpful. I am the point of trying to find a reliable contractor. Does anyone have advice on 'interview' questions to ask the contractor when first meeting them (i.e., do they have experience in complete home renovations, how many)? I just want to make sure we are asking the right questions as we are new to real estate investing.
