@Sheila B. I know this is a late 'congrats' but Congratulations on going through with your first deal. I am working on potentially closing my first deal soon and am nervous about everything...as it is the 'unknown' :) How did the deal end up going (closing, etc)? Has everything calmed down now and have you been able to move forward to your next deal? Wish you well in your investing!

@Eric Griemsmann Thanks for starting this post. I am at the same point of starting out with investing. We put in an offer about 2 weeks ago that wasn't accepted by the owner, and while it felt good to 'start' I think that in some ways I've slowed down since then out of fear that we won't 'get a deal'! Very encouraging responses above. I'll be reading J. Scott's book- greatly enjoyed his interview on BP podcast as well. Time to get started!

@Dawn White Not sure if this site will be accurate and assist you in your area, but I have found it helpful for my area- www.findcompsnow.com. Not only does it claim to provide comps for recent sales, it differentiates Cash Buyers from Retail Buyers, which can be helpful as an investor if you are interested in seeing who else is investing in your area and how much they paid. Of course checking with a local real estate agent and asking for recent comps for your area of interest is probably the best way to gather comps. I simply email my agent and ask them for comps for a particular address and they are able to send me a list of recent sales. Hope this helps.

@Britany Woodman Yes, I have started driving for dollars as well and actually enjoy it. I make note of homes that have newspapers piled up on the porch, high grass in the yard or grass growing in the gutters. Other giveaways can be signs saying No Trespassing, yet look like no one has been there (i.e., windows with no drapes or closed broken blinds). After writing down the address, I look on the county assessor site (here's a link to public records website where you can look up your state and your county) and see if there is a different mailing address for the owner. White Pages online has also been helpful lately in finding absentee owner phone numbers for free! Hope this helps.

Congrats on getting started in real estate investing. I agree with those who mentioned above to read @Brandon Turner book on Creative Finance. It's even on AudioBooks if you prefer to listen to the book while doing other things. Another suggestion is to check the page on BP with a list of private lenders for your area and call them and see what they offer. Wish you well in your investing.

@Trevor Ewen A lawyer I have worked with is @Sean Tluchak in checking my LLC to ensure proper structuring. He is an experienced real estate lawyer in VA and highly recommended by local REIA and has closed with other real estate investing professionals. Well known.
Another lawyer that was recommended to by local was David Stroyanoff at Torus Law. I haven't worked with them, but they came highly recommended specifically for structuring LLCs.
