I am very excited about my first purchase.
Now going into the rehab. I was wondering since the whole house has to be done, what is the best order to do the projects, to be most efficient and the least amount in each other's way?
Roof asap and some rotted wood. While they are working on top, I think I can start inside as well. Or is it too much commotion and traffic in the house?
Bath and paint at the same time, I would like to cover up the popcorn ceilings throughout and give it a nice fresh coat of paint so first ceiling sheetrock, then ceiling paint, than wall paint, should trim and door frames come before wall paint? The master bath needs tiles, new vanity, & a tub. The 2nd bathtub I hope to be able to reglace and safe, new vanity and sink.
Flooring next, since I am doing the whole house 1200sqft ranch in the same LVP, where in the house should I start?

@Dave E. I agree, getting my feet wet and doing it is part of the fruit I harvest.

@Kathy Henley you have a good point. the benefit I see is that I don't have to pay the interest cost and point etc. and on the slim margin that makes a difference for me. He just needs to understand he is a silent partner and stay in his lane.

Well, that is a good question, but it comes down to difference of opinion, and him taking control of everything I do. He doesn't think I can do it and not acknowledging that my job as a REaltor is actually a job and not a hobby. I need to establish clear rules to avoid conflicts and arguments for my own peace of mind.

I am considering having my husband fund part of my deal. There are some times though we do not see eye to eye, and he analyses everything to death. I still want to keep this project in the family, and was wondering if there are any suggestions out there for contracts to write up for these situations? to just make it clear who does what and has what to say. I know if he sees it in writing on paper we'll be much better off. and both know what our responsibilities are.

@Allen McGlashing I am not planning to hire a Property Manager ( PM) it is my only rental at this time, and right around the corner from my home. Though this can change as time goes on.

I just got my first BRRRR, and need to find out what techniques you all use to find a good GC you can trust. I think there is a lot I can do myself, but still want to connect and sharpen my skills to scout good help. Through the podcasts, I learned to go to their job sites and see their work, but I don't think just showing up on someone's flip and interviewing the workers is a good idea. Is there a FB page or other web pages out there to connect with GC and contractors?
