Thanks, that is kind of how I was looking at it too. 

i also have to find out all the zoning and permit cost. There I have no idea what it would be. 

So the biggest challenge I see with this property is the lot size. It is big enough to split and that would be my plan. But how do I calculate that into the deal? Knowing I can sell the other lot off or even better build a rental on it, changes all the numbers. But how? I did check with the city if I can divide it.

I need to put a good team I can count on together for my rehab. I need contractors in all trades. I would love to connect with you before a project comes along so that I am ready to run when the time is right. I am new, I own my home as well, but haven't bought a rental or a flip. I have a great team I can bounce off and posting here helps as well. I don't really have any experience to say anything about your numbers, I am still trying to understand mine LOL

Nope, not under market value actually pushing it high. nothing sold over 290k in there. and it's in ok shape for rental, but can use plenty of updates.

Well, it will go up, but the neighborhood is getting to be primarily rentals. and it shows. no HOA Location is definitely great. They must be looking long-term.

I am an agent and am listing a property that is getting a lot of investor traffic and offers. I have run the numbers for myself, but don't seem to get a good result to make it work. What am I missing or not seeing? The PP is much higher on the offers I am getting. 

Ali, I always recommend my clients with bad credit to connect with a good local lender, that is willing to guide them to success. I have had very bad experiences going through credit karma or other online credit fix companies. Build a relationship with a lender that wants to fill their pipeline as well. Talk to the one you are already working with. If you don't have a go-to lender, you need to get out there and build that trust and relationship with one. Hope that helps.
