homeadvisor.com is a free version of Angie's List and I'd recommend you read reviews (with open mind because they all have a complainer) before you hire. I found my contractor on there and am very grateful for him. I finally have a guy/team who does good work for good prices too!

Congrats! How many units in the property? You are having them sign leases, right?

Actually...isn't there something in place that prevents military from not getting paid? I could be wrong..

Great question. This is why we must all have our savings reserves in place...as well as renters, but that's another story!

I dunno...besides the windows and checking that angled floor, I think your expectations of cosmetic looks are too high. The place looks nice.

Let's see a picture of a wall that has a million coats of paint on it and painted-over electrical outlets. I know what you mean by that and hate it too, but I haven't seen what looks like that in the pics yet.

Softlight brand windows are good and not terribly expensive!

Are you sure you posted the correct pictures because that property is beautiful and doesn't look to need work on the floors or the tub....

All the questions already asked and also, if they are late because rent is due on the 1st but they don't get paid until the 10th, perhaps you could just make your lease state that rent is due on the 10th with grace period to the 15th.

Who do you use for your background/credit check? Perhaps you should search other sites that offer the services for a bit less.

And it's idiots like him that keep breeding Pit Bulls when there are already so many that are in shelters not getting good homes or are abused/left alone tied up somewhere. Sorry it's an off topic rant, but I have one Pit and she was in the shelter for 6 months after coming out of a bad situation. No one would adopt her because of her breed, but she's been such a joy to have as a part of our family. And as a shelter volunteer, I see so many other homeless Pits that just want love and attention. Then you have idiots like this guy who talked to @Henry M. making the problem worse. He has no idea about proper breeding. Okay...back to real estate! lol

So now you get to deal with her abandoned stuff. Be sure you read your state's laws regarding that.
