Hey Madison! I know you specifically said you do not want to do rent by the room househacking, but I would suggest renting by the room to other females that are close in age to you and not allowing guests over if you're worried about males in the house. I househack 5 of our rooms and we have all females other than one couple that I knew before they moved in. We've gotten along great and with running background checks we've never had safety issues! Either way, I know it's tough being a female in these situations so feeling safe and comfortable is the most important thing!

Lots of great responses here so I'll add my quick 2 cents. I think it is ALWAYS a great time to begin a househack. Because your alternative would be to continue renting, and at that point you're not gaining anything. Rent by the room househacking is a great way to offset your expenses, so even if you aren't covering your mortgage completely you're in a way better position than before. I don't have Dallas specific househacking advice, but some general advice I can give is that when you go to post your room for rent ensure that you take the time to take high quality photos and post a detailed description of the property and yourselves. Some of my favorite sites to post on are facebook marketplace, roomies.com, and (surprisingly) Craigslist.

Ugh that's so frustrating! I'm not a single female, but my husband and I do a room rental househack and I've definitely had a power struggle with some male tenants in the past in ways that I know they wouldn't have pushed back on my husband. That's a hard field to navigate because you have to be careful as a female and look out for your own well being, but you also want to put your foot down as a landlord. I'm sorry that's happening to you! :(

Congratulations Vinnie on your start into real estate investing!! It's so exciting! I love that you pivoted from multi family to househacking. I think a lot of people are afraid to make that pivot, but there's so much competition with multi family that if you're able to get into a single family home and complete what you're looking to do it can be such a huge advantage!
