Following....I have a 3 family I bought in 2015, house hacked for 4 years, moved out less than a year ago and am highly considering selling this year.... @Elvis T Santana your numbers definitely are tempting me! You may just want to pony up some $ and go to one of Gene Guarino's events.  You're bound to meet tons of people there who are starting/already have an RAL business.  Also, there may be meetups in your area focused on RAL, I'd find/go to those as well.

Good Luck! RAL is def on my radar for the near(ish) future!

@Michael Wagner great point to not let the economy dictate my strategy and just mitigate my exposure w/deal structure/strategy/price/terms - I think I may do that for apts as to not be a "professional (commercial) student" for longer than I already have. Will def dive deeper into the other strategies first though b4 I add those into the mix.  Who knows maybe one day I'll reach out when I'm ready for Self Storage (high on the list) :-)

@Greg Dickerson I know consistency is key, will def keep on trudging - contacting brokers/analyzing deals even when it gets tough

@John Warren good point that there are a lot more multifams opps, plus institutional buyers arent really focusing on my unit range so hopefully that'll be in my favor for now :-/

Hi BP!

I've been studying/learning about Multifam Apt Investing for awhile and am on the verge of starting a mentorship/coaching program with the 1st goal of getting 30-50 units hopefully w/in a year.  A theme I've been hearing throughout the year (on podcasts etc) has been that caps for multifam are really depressed due to a lot of institutional buyers.  Also that everyone agrees a correction is due, although we don't know when.

My question is, does it make sense to still pursue multifam right now (and hedge the purchase as best as possible w/price/terms) or look at other asset classes that are though of to be a little more recession "resistant?" Although I'd have to take a little time to learn more about the ins-outs of these other strategies, I've also always been interested in Self Storage and Mobile Home Parks and have recently been hearing a lot about Residential Assisted Living homes (single family).  I'm interested in adding all of these to my portfolio at some point in time, but just looking for others thoughts as to which makes most sense to pursue given today's economic environment?

I'd love responses from those who have done at least one or more of these strategies... thanks so much for your feedback!

@Raza Rizvi I'm going through the process of trying to collect a judgement in the Bronx also.  It was hard for me to find a company who collects judgement for tenant/landlord issues but I found a law firm based in NYC.  I can't say I recommend them though because its been almost a year since I've hired them and there's still almost no movement on my judgement and they are not very transparent with whats going on /next steps.  I found one other company not based in NYC and I'm about to make the switch (I can message you both names if yo'd like), but let me know if you find anyone else who can help!

btw all collections companies will have bad reviews from the people who are delinquent lol
