I use www.neighborhoodscout.com frequently. It shows crime, schools, appreciation and income rates by part of town. High level details are free. More detailed info costs money.

It depends which block of W 98th you are on. The 3,000 block is gonna be the roughest. The 1,000 block is trending the highest. For those who have not yet read the guide that was mentioned you can read The Ultimate Guide to Grading Cleveland Neighborhoods here.

Thanks @James Wise!! Just what I needed.

@Federico Gutierrez thanks. I've consulted that guide many times. That said, I know there are variations in C and I'm looking for deeper insight as to the safety and overall "feel" of the area, as well as is it progressing or declining. I know where I live, there are C areas I would invest in because of how it's trending, and C areas I would run from. Looking for that type of insight.

Post: why are property taxes so variable in Cleveland?

I've been closely looking at properties in the Cleveland area. One thing that I have noticed is that taxes vary widely from city to city, and even within a single city can vary from house to house. How are property taxes determined? It can really make or break cashflow...

Hi all,

I'm looking at a duplex in Cleveland Heights area. How much should I plan for:

  • sewer
  • water
  • grounds keeping
  • trash

It's a 4 br/2 bath.

Has anyone ever used QuickenLoans for funding investments? I contacted them last week and got pre-approved in 30 minutes. It was a great experience. Almost too good to be true. Anyone have any experience, good or bad?

Thanks!,

Nicole

Post: Cleveland or Columbus?

Hi all!

My goal is to invest in 2-3 multi-family properties (duplex, 3, or quad) in the next 3-6 months with the goal of achieving good cash flow and starting a portfolio. I'd like properties with low upfront reno required in B/C class neighborhoods. I've been spending a lot of time researching investment opportunities in Cleveland and learning from all of you. About ready to pull the trigger, and then....

A friend told me to look at Columbus. At first blush, I'm intrigued by the "indicators" such as population growth, gentrification, and overall investment in the area in Columbus which seems like in addition to cashflow, could drive up appreciation.

Would love to hear your thoughts on where to invest my time and $$ between these two. Anybody considered both and leaned one way or another?

thanks!

Nicole
