I see 4 things on last tax bills for a property I’m looking at. 

  • Euclid taxes
  • Street lights
  • Sewer
  • Grass cutting (some years)

The core taxes make up the bulk of it, but grass cutting started in 2013 and is almost $1000. The total tax bill could be over 4000!

Properties in the area range from 2500 to 3500. 

Taxes could have a huge impact on cash flow so it’s a factor in evaluating this as an investment.

Hi Euclid investors,

I’m in escrow on a property in Euclid. I’d love to connect with other folks that are investing there so we can connect!

I have some questions about how taxes work. It seems a little bit like voodoo and I’m having trouble planning taxes in to my calculations. It can make a big difference to cash flow.

I am pricing out insurance companies right now and I’m swimming in coverage line items. Besides loss and liability, what other coverage do you recommend (property is in Ohio)?

Also the level of coverage... the first quotes were *really* high, so I started to question how much coverage I needed. For example, some quote full replacement cost, while others cover ARV.

Finally, what are the gothca’s I need to ask about?

Hi all,

I'm joining this party a little late, but I'm in the same boat. I would like to find portfolio lenders (@P.J. Bremner 's definition) as an out of state investor for properties in the Cleveland area. Did anyone find a good one they can recommend?

Why do you assume that I'm letting others choose my strategy? I was just thanking everyone for their willingness to share their knowledge. Ultimately, I understand that the choice is mine. For what it's worth, I'm choosing a mix of both SFH and MFH. My longer term strategy is larger multi-family. Although newer to REI, I'm not new to business, and my WHY is clear to me.

@Srikanth V. I haven’t made the trip yet. The holidays snuck up on me. I’m planning a trip in the spring time. How are your efforts going?

@Daniel Toshner When you say you target 20% CoC return, is that AFTER PM, insurance, utilities, Capex, and maintenace reserves? That seems like a really high bar, so I'm curious how you are analyzing the deal.

Hi Jacksonville investors!

New to investing in Jax. Can you tell me the areas you are having the biggest success in and why? I'm looking for a safe area, with stable renters, and good cashflow. Appreciation is a plus.

I've been advised towards Brentwood and Springfield areas (Just north of downtown). Any locals have feedback on these areas as an investment?
