Hi Jill,
I, too, recently used the same DNC scrubbing site. Out of 10,000 phone numbers (combining cell and landline), we only got 3,000 non-DNC-registered. A little surprised by such a drastic reduction from DNC scrubbing. Any similar experience from you?

Hi David, Thanks for your input cross from Delaware River! Looked into split system, they are just too expensive for rentals. Hard to adjust the cost from cash flow/return of investment point of view:-(

It sounds like the electric boards work well for smaller units, they don't jump cost too much higher than other option. Is that inline with your observation?

No, I am not required to split heating system. My goal is to reduce heating expenses and hence increase cash flow. This specific property is in Philly metro, 6 small apartments for total of 4000sf. It has been on one NG boiler to heat the whole building during winter time. The cost can be substantial $3500- $4000/yr. I like the idea of using pro rata share among tenants based on unit size. Have you done that before? Is it hard to collect this expense during the cold season? Maybe collecting monthly heating deposit makes more sense to tenants? That will prepare them financially by spreading out the payment over 12 months instead of clustering payments during cold season.
