Back in 2019 I was asked to bring a training class on iBuyer programs and I refused. I was never a fan of the program and it was just going against a lot of clients.  

Will the market be “normal”….real estate is cyclical, but no one can’t truly predict exactly what will happen. I don’t think prices will be going down any time soon though as last time I checked due to covid/supply chain/labor issues we are about 5.6 million units behind.  Builders where behind in 2018 before covid and now they are even more behind. They have a while to catch up.  Some markets are stronger than others and thus still seeing crazy bidding war, but overall it has quieted  down.  One market I’m at I’m now seeing the 5th month where prices haven’t gone up. 

Read and study data from your market, it’s out there.

You need to really get to know your PM people.   

I have one, but they have never found a tenant for me. They just get paid to handle the contract etc.. I once managed the make ready for one of my rentals before letting them do it and I def did a more efficient job than they did.  But I pay them for a peace of mind in case I need help with eviction.  All of my tenants I’ve found them myself.  And zero issues with them because I really know how to vet them.

I see!  Do the tenants reimburse the landlord for those expenses right now?  If they don’t, do they know this will change?   Well, good thing you have experience and people helping you run these numbers.

Seeing the report again and I can’t help but see you don’t cash flow at all even in five years.  That’s a hard pass!

Definitely find out more on HOA. See if you can call Title company about this. You certainly want to make sure you're ok with it being MF. Did they convert to MF recently? How long?

TDI heavily regulates title companies: they must charge same fees for title policies so there’s not much to shop around.  It boils some to little things like customer service and knowing a closer that does a great job at staying on top of the file to make sure it closes smoothly and on time.  I work for one.
