It’s wonderful to hear you guys being so young and interested in real estate!  I recommend continuing learning as much possible, meeting with a couple of trusted lenders and investor friendly-agent.  Is it possible to do what you’re wanting to do?  Sure!  If you have the funds/lending and came across a home that fits your numbers then go for it!  But aside from that it’s hard to tell you what you can or can’t do.  So I suggest get together with a lender so that he/she can begin to guide you with what you need to qualify for what you’re looking for.

Your offer is going to be heavily weighed on how much you’re willing to offer OVER
asking price.  Currently I’m seeing 70k over asking price for that price range as the norm and even more for some (depending how hot the area is). And all cash.  And waiving a lot of contingencies, like waving appraisal.

I know what you’re saying, @Matt Stricklen, but some don’t have the relationship with a bank or meet the criteria to get such funds. So this is another creative way to get it.

A great question that I wish I could help!  But I’m interested to see the responses here if any.   The only partnership going on for me is investor in multifamily deal that is finally closing sometime next week, but that’s more of investing than actually having to do some of the work.  I have contemplated partnership before but it just never appealed to me.  I have known some that have had great success at this.  Usually it’s one person with the money and the one without the money doing all the work. Anyway, thanks for asking!

Did you work with a realtor?  If so you need to talk to him/her to get this information as well as help you protest taxes when time comes.  An experienced agent should know all this and learn how to protest and win. And thanks to dip***** in city property taxes are going up to fund endless spending on crap.
