You can get a ton of resources from your local  title companies.  I recommend independence title due to the resources they have and the vast training they offer and all for free.  So you don’t have to get it from the broker only.

Definitely not on the MLS. There are deals out there but much harder to come by. I had a couple last year but I held back because of my plans. This year I've had a couple fourplex come up, but I will consider only one of them heavily. It just happened to come at the same time another opportunity did. Last year I set out to get into multifamily investment. And finally one came up a month ago for closing soon. I'm hoping to get into two more by end of this year. All the deals have been with friends or people I've known a while already. I think my best advice is to connect with people who are well connected and also get out and network.

A lot of reasons for why people aren’t selling. At first the biggest one was the obvious one, covid.  But now?  It’s interesting for sure.

The same for me!  No issues here. If anything I think I’m going to have the latest  tenants not wanting to move anytime soon.  This year we will continue to see a low inventory not just for homes on the market but also for apartments.

@Chris Schorre I’m shocked but then again I shouldn’t be surprised that you didn’t have many responding here.  But then again this forum has nothing but useless information majority of the time and non investors- just agents.   

I use BP and good ole excel. I do meet other investors that have had their own formulas and it’s always interesting to see the variations.

@Chris Schorre I'm doing the same, just sitting on mine waiting for the right time to do something with it. I'm in no need to rush so that's helpful. If you need help with anything title let me know. I can put you with one of my experienced closers. I don't talk about it here because I'm not here for title work. I'm here purely as an investor and learn from fellow investors. I'm currently in the process of investing in multi family after trying for the last two years. The opportunity finally flame up! And I may be selling all my SFH to stick with multi family/commercial instead.
Good luck with that neighbor!  They are everywhere :)

Unfortunately this restriction will come up when title is opened, pretty much anytime each condo is being sold.  I came across this situation for one of my lots so I nixed that plan quickly.

Austin is still considered a safe city, but for an Austinite like me it’s hard to see it at times. And the homeless situation is horrendous.  Gentrification is going strong and while I typically like to see the pros to it, it’s hard to see the hard working minorities being driven out due to property taxes.

What Paul said. You won't find them on this board. Can't say much about self storage units as it's not something I've looked into, but I have done a lot of research and put my name out there for class C apartments. I also came across the opportunity to get into commercial real estate investment. Obviously I look into areas where the demand is big, solid job growth and income support. Currently both of my pending deals are not in Austin, but when they come up I will be ready. I think class C multi family is where it's at for me! And I'm debating if I should sell few single doors to move that money. I'm also looking into a four plex in Austin, but with the winter storm we had I have to wait few more weeks for repairs. With the market, finding deals on MLS or through realtor isn't happening.
